Ontario tax

Ontario land transfer tax uses graduated rates. Only the portion of the price within each bracket is taxed at that bracket’s rate.

Toronto municipal tax

Properties inside the City of Toronto may also attract municipal land transfer tax, calculated separately using Toronto’s brackets.

First-time buyers

Eligible buyers may receive up to $4,000 from Ontario and up to $4,475 from Toronto. Eligibility must be confirmed for every purchaser.

Do Toronto buyers pay land transfer tax twice?

Toronto home purchases can be subject to both Ontario land transfer tax and Toronto municipal land transfer tax. Under the current schedules, the individual amounts are identical for purchase prices up to $3 million, but they are separate taxes and both are payable. The calculator shows each charge separately.

Who qualifies as a first-time homebuyer?

Eligibility depends on factors including prior home ownership, a spouse’s ownership history, age, occupancy, residency status, and each purchaser’s interest. Selecting the option above is only an estimate.

When is land transfer tax paid?

Land transfer tax is generally accounted for when the transfer is registered. Your lawyer confirms the amount required for the closing.

Does this include every tax and closing cost?

No. The estimate excludes legal fees, HST, title insurance, disbursements, adjustments, non-resident speculation taxes, Toronto administration fees, and other transaction-specific amounts.
