No hidden standard disbursements
Disbursements are costs a law firm incurs while completing your transaction. Many offices add ordinary search, software, banking, courier and document costs on top of the quoted legal fee. For a standard transaction within the scope below, AL GANGANI includes those ordinary disbursements in the legal fee.
Government charges, taxes and transaction-specific third-party amounts are shown separately so you can see exactly how the closing estimate is assembled.
Put simply: the standard legal fee includes the ordinary disbursements listed below. The amounts added outside that fee are HST, land-registry and other government or Teranet charges, title insurance, land-transfer taxes and any item or work outside the standard scope described on this page.
Included in the legal fee
Preparation for one first mortgage from a Class A institutional lender.
One-property title searches and execution-writ searches for the standard closing.
Standard real-estate transaction software charges used to complete the file.
Up to two standard wire or certified-cheque charges associated with the transaction.
Courier, postage, ordinary travel, paper, printing, photocopying and faxing.
Ordinary file storage and administration for the completed purchase matter.

Example for a $600,000 Ontario purchase with one Class A mortgage. Land-transfer tax depends on location and buyer eligibility.
Standard legal work and included disbursements.
Ontario HST at 13%.
$85 for ownership and $85 for the mortgage. No HST applies.
Approximately $1 per $1,000 of purchase price. The insurer-issued premium is confirmed before closing.
Ontario tax, plus Toronto municipal tax when applicable. Eligible first-time buyers receive estimated reductions automatically in the calculator.
When additional work applies
HST applies to legal-fee additions.
Standard transaction scope
If an unforeseen issue or materially different scope arises, the firm will explain it and discuss any additional charge before undertaking the additional work.
